1. What Rent-Specials.com Is

Rent-Specials.com is an advertising marketplace that helps renters discover apartments, homes, and rental communities currently promoting rent specials, concessions, and move-in incentives. We are not a landlord, property manager, broker, or leasing agent, and we are not a party to any lease or rental agreement.

2. Listings and Rent Specials

Listings and specials are supplied by property owners, managers, and advertising partners. Availability, pricing, bedroom counts, fees, and special terms can change at any time without notice.

You are responsible for confirming all details, including the current special and its expiration, directly with the property before making any decision or payment.

• Specials may expire or be modified by the property at any time.
• Listings marked "Demo Listing" are illustrative examples only.
• We do not guarantee that any special will be honored by a property.

3. Claiming a Special

When you submit a claim, we generate a claim code and a claim window set by the property (for example 72 hours, 7 days, or 30 days) and share your contact details with that property so its leasing team can follow up.

A claim is a request to be contacted about an advertised offer. It is not a reservation, an approval, a lease, or a binding commitment by the property or by us.

4. Using the Site

You agree to use the site lawfully and to provide accurate information when submitting a claim or inquiry.

• No scraping, harvesting, or automated collection of listings or contact data.
• No false, misleading, or impersonating submissions.
• No attempts to disrupt, overload, or gain unauthorized access to the site.

5. Advertisers and Property Managers

Advertisers are responsible for the accuracy, legality, and current status of everything they submit, including specials, photos, pricing, and contact details, and for complying with all applicable fair housing and advertising laws.

Advertising packages are subject to the terms presented at the time of purchase, including any contract term. We may remove or pause any listing that appears inaccurate, expired, or noncompliant.

6. AI Deal Concierge

Our AI Deal Concierge helps you search listings using natural language. AI responses can be incomplete or inaccurate and are provided for convenience only. Always verify details with the property.

7. Intellectual Property

The Rent-Specials.com name, logo, site design, and original content are owned by us or our licensors. Advertiser-supplied content remains the property of the advertiser, who grants us a license to display it.

8. Disclaimers and Limitation of Liability

The site is provided "as is" without warranties of any kind. To the fullest extent permitted by law, we are not liable for any indirect, incidental, or consequential damages, or for any loss arising from a listing, special, expired offer, or interaction with a property.

9. Changes and Termination

We may update these terms, change the site, or suspend access at any time. Continued use after an update means you accept the revised terms.
